Major arterial road connectivity in NPKL
The main feature of the project is a 10.57 km-long and 100 m-wide arterial road running through the center of the layout, connecting Bangalore-Mysore Road to Bangalore-Magadi Road. This road provides access to all nine blocks of the layout, running parallel to NICE Road and passing through the Kempegowda Layout.
Utilities provided by BDA
The BDA has proposed installing a dedicated RCC utility duct to minimize road disruptions and facilitate easier maintenance. This duct currently houses fresh water, recycled water, and electrical cables. It is also designed to accommodate future installations, including telephone cables, OFC networks, GAIL gas networks, and TV cable networks. Additionally, all nine blocks in the layout feature sewage treatment plants (STPs) that treat wastewater for reuse.
Lease period of BDA sites
In NPKL, sites are leased for a period of 10 years from the date of allotment. The lease agreement is executed between the allottee and the BDA and is documented as a “Lease Cum Sale Deed.” After the 10-year lease term, the Bangalore Development Authority will issue an absolute sale deed, allowing allottees to sell the property. This condition does not apply to BDA incentive sites, land owner compensation sites, alternate sites, or auction sites.
